Hi, this is Dave with Veterans National Mortgage. How do you win your offer? We all know that rates are at historical lows. Real estate is headed up the market’s really on fire right now. So, what things can you do to help make sure that you get the home of your dream? Let’s say one of the things that we do to make sure that you get the offer accepted is we have communication with the listing agent upfront, let them know that we’re going to order the appraisal, that the appraisal contingency can be shortened.
We have agreements in place so that no matter what the loan type is, we have guarantees in place that those appraisals will be finished in a certain timeframe. This helps the seller to know that they’re going to get the value for them, quickly and have an answer right away. The loan, a big hurdle right now, the offers accepted is the loan piece.

The seller doesn’t know who your lender is. All they know is they want their money, and they want their money quickly in most cases. So as far as a company goes, What we do to make sure that your offer gets accepted is we always reach out to the listing agent and let them know who we are, what our experience is, how fast we can close loans if needed, how solid our buyer is, all of these things help secure your offer and make it stronger.
The lender matters. So again, when we speak with the listing agent reputation matters. They can look at our reviews. They know that we have 25 years in the industry. They know what lenders that we are using in order to complete your transaction. So, when we speak to them on your side as a borrower, a lot of people think that this doesn’t work.

But I’ve seen the letters that go out to the seller. If you paint your picture and let them know that you truly want that home and make it personal, it’s a very emotional decision. Some sellers have been in their homes for 20, 30, 40 years. So, if you let them know that you’re going to treat that as your new home, and it’s not just transactional, this helps a lot.
Give them your story, let them see your family that you want to have your children grow up in that home. Make it real for them. That’s going to help you secure that. A guarantee to the seller. So, we have started to implement a seller guarantee. We’re so confident that we’re going to close on time, that we can give that seller a guarantee that if we do not close by your close of escrow date, that we will compensate that seller.

A lot of times, the seller just wants to know that they’re going to get their money and that we’re going to make that date. Maybe they’re purchasing another home somewhere else. So, you are really it’s important that you close on the day. That’s asked of you. A lot of the big banks right now are inundated with loans, so they can’t close on time.
So that’s a really, really important piece. And we make sure that we can make that happen for you. This is the biggest one communication. We have milestones set in place that we contact both the agents, the buyer’s agent, and the listing agent to let everybody know where your loan is. Every step of the way when the appraisal is ordered, when we have approval, when the closing disclosure goes out, when you guys have final approval.

And when we have docs out, finally, when we’re funded, all of these things make a huge difference with that agent. And we communicate this upfront, and I let them know you’re going to hear from us on all these things. This makes a huge, huge difference because there’s such a lack of communication in our industry that it’s hard for listing agents to accept offers from lenders they haven’t personally dealt with.
