The first question that a lot of people ask is, do I pay them?
Hi, this is Dave with Veterans National Mortgage. I wanted to talk today about a commonly asked question that we get, how do I choose a realtor as a mortgage professional? We have real estate agents that we work with all of the time. So, let’s give some insight on how to choose that agent for you. The first question that a lot of people ask is, do I pay them? They’re not sure if they pay the agent or not. Most commonly you do not pay a buyer’s agent. So, if you’re looking for homes, the buyer’s agent is paid from the seller’s side of the transaction. On the other side, if you’re looking for an agent to list your property or sell your property for you, then that agent is paid by the seller, as well as the buyer’s agent. That’s just, what’s common practice that can be negotiated as well. So, if you’re out looking for a home, um, no, you don’t typically pay for that agent. The second question that we get a lot is should we choose an agent that’s on a big team or an agent that runs a team? And that depends. So those Realtors agents that have teams, they generally have a lot of experience.

They do a lot of transactions each year. So, while that benefits you, you want to make sure that you ask the agent that runs the team. Who am I going to be dealing with the same reason that you would go and ask anybody else that doesn’t have any? You want to make sure that the person that you’re going to deal with, that you guys mesh, it’s an interview when you talk to an agent.
So, you’re finding out if they’re going to be a good fit for you and your family to find a home, you want to make sure that they’re good. Do I pick a beginner? So the difference between a beginner. And an agent that does a lot of business is the agent that does a lot of business while they have a lot of experience.

Maybe they don’t have the time that you need. Maybe they can’t show you 25, 30 properties. So, you want to make sure that there’s a middle ground there. If it’s a big agent with a big team, make sure that they have somebody that can show you the property. If they’re a beginner and they have good support from their team, or if they’re alone, but they have good support from their broker.
Maybe it’s not that bad to have a beginner, but remember it’s a big, big purchase. Most people spend on their home. It’s the largest purchase that they’ll ever make. So, you want to make sure that you’re well taken care of and well-represented in this one, we get a lot. My aunt Minnie is a real estate agent, or my friend from church, or my coworker.

Um, they’re a real estate agent. Should I use them? This depends on how many deals aunt Minnie does per year, or how many deals, co-worker does a year. A lot of times a part-time agent may not be the best to represent you because they just don’t do enough transactions per year.
So you may want to ask aunt Minnie when you’re over at our house. Hey, how many deals do you do a year? What’s the experience? How long have you done it? Remember, it’s an interview and the hard part about hiring a relative is if things don’t go right, can you fire ant many, maybe.

You can also ask your mortgage professional. There are not many people that deal with more real estate agents day in, day out than a mortgage professional.
